Conversely, Midwestern markets demonstrated greater price stability, with 42 percent of homes selling at or above asking price, led by markets like Kansas City where fewer than half of transactions involved discounts below asking.

Public builders typically possess superior capital resources to subsidize low mortgage rates or absorb margin compression. In markets with dense public builder presence, such as St. Cloud, Florida, where national builders command 84 percent of the market, only 24 percent of homes maintained or exceeded asking prices. This aggressive pricing strategy from public companies creates severe competitive friction for private regional homebuilders who lack similar balance sheet flexibility.
